Job Description

As a maintenance man you are working remote, but within the area, all day, every day. This position requires reliable transportation, a truck is ideal but not a requirement. The maintenance man will come into the office every morning and pick up work orders for the day, trying to anticipate which parts he may need and take them with him. At the job site you need to evaluate the situation, diagnose the problem, and fix the problem both professionally and cost effectively. This position requires discretion in conversations with tenants, as well as professionalism and courteousness.

Qualifications

This position requires that candidates must be self-motivated, reliable, and able to work out in the field traveling from property to property to do maintenance requests. You must be able to maintain a professional presence, able to work without direct supervision, be trustworthy, and able to pass a drug test. The ideal candidate is able to do most general home repairs, installations, and posses the following skills:

  • Should be able to fix or replace small items that come up in a rental property.
  • Some electrical – don’t need to be a licensed electrician, but should be able to do minor electrical work.
  • Some plumbing – don’t need to be a licensed plumber, but should be able to do minor plumbing work.
  • HVAC – able to diagnose and repair some HVAC issues.
  • Roofing – able to do small repairs and patchwork.

Responsibilities

A maintenance man is responsible for maintaining an organized and safe workspace at all time. You must turn in receipts for repair purchases that you made. You must keep track of the times spent traveling to and from work locations, picking up supplies, and time on the job, and turn it all in at the end of the day. You must return equipment or unused supplies to company stock in the same condition it was found.
