Document Instructions

To download any of the documents on this page, simply click on the link of the document you would like to download (a new window will open), right-click on your mouse, and select ‘Save As…’ Your document will be downloaded & saved to your computer. Simply print the document, fill it out, and return it to us. For questions please Contact our office. 

Application Process

  • Applying to rent is easy, first we need all adults (18+) to fill out our Online Application. (Only one application is necessary, you DO NOT need to apply for each house you are interested in!)
  • Once we receive your application, we will send you a link via email requesting permission to do a background check, which includes Credit, Criminal, & Eviction. The company that processes the background check charges $30.
  • Once approved, we can set up a showing for any home that you are interested in.
  • Once you decide on a home, you must pay the security deposit to secure the home.
  • Prior to signing a lease we will need the following documents:
    • Employment Verification
    • Income Verification
    • Proof of Insurance
    • Copy of Drivers License
    • Proof that all Utilities Have Been Transferred into Your Name, Including:
      • Water, Sewer, & Trash (Either South Bend Water Works or Mishawaka Utilities)
      • Electric (AEP or Mishawaka Utilities)
      • Gas (Nipsco)
  • Next, we sign the lease, do a move-in walk-through, and you can move in.
  • You can view a copy of Our Lease.

Qualification Standards

  • We do not accept Section 8 or other grant/assistant programs at this time.
  • Gross income must be a minimum of 3 times what the total monthly rent is.
  • Tenants MUST NOT have had an eviction in the last 5 years
  • Tenants MUST NOT have a violent felony on their record

Security Deposits

Security Deposits are determined by the credit score of the primary tenant, and are as follows:

  • 550-569 down-payment is 1st months rent plus $500
  • 570-599 down-payment is 1st months rent plus $300
  • 600-619 down-payment is 1st months rent plus $200
  • 620-649 down-payment is 1st months rent plus $100
  • 650 or above down-payment is 1st months rent

Pet Policies / Fee Breakdown

Here is Our Pet Policy, there is a limit of 3 animals per property. Pet deposits are as follows:

  • $300 Non-Refundable Deposit for un-caged animals, plus $50 per month per Dog and $25 per month per Cats.
  • $100 Non-Refundable Deposit for caged animals, plus $15 per month. Examples include: Birds, Fish, Hamsters, etc

How to Pay Rent

Pay Electronically

Residents may sign up to pay their rent through the Resident Center online or by using the app. There are several ways for residents to pay online. You can also set up the payment as a one-time payment or a recurring payment to prevent missed payments and late fees!

  • ACH / EFT (Electronic Funds Transfer)
  • eCheck
  • Debit Card
  • Credit Card (There is a 2.95% fee in addition to your rent to use a credit card)

How to Pay: You must use either a PayCode (a digital barcode on your mobile device) or a Payslip (a printed barcode) at any PayNearMe location. To access your PayCode or Payslip you will need to follow the directions below:

How to Get an on-screen mobile PayCode to make payments

  1. Residents can use links they receive from PayNearMe emails and/or texts on their mobile device
  2. Residents can log in to their online resident center on their mobile device and use the Get PayCode button in their account to choose their store and retrieve the PayCode for that store. If residents are on a desktop or laptop, using the Get PayCode button will allow them to send the PayCode link to their mobile device by text or email.

How to Get a Printed PaySlip to make payments

  1. Residents can log into the Buildium resident portal to use the “Get PayCode” button on a laptop or desktop. This will offer the option to print out a universal PaySlip, which the resident can reuse at any retail location that accepts PayNearMe resident payments.
