Our company was started by people who want to change how property management is done. Our philosophy is different, we want management to benefit everyone involved. We believe strongly in treating others how you would want to be treated. And we believe that by focusing on Education & Training (both Investors & Tenants), through communication, as well as patience & compassion, we can change the industry.
Education & Training is at the forefront of everything we do. So we have developed a comprehensive training program designed specifically for both Investors & Tenants. By creating expectations upfront, there are fewer misunderstandings. When unexpected things do happen, there is already a plan to handle it. This creates confidence & trust for both parties.
For both new and existing Investors, signing on with a new property management company creates a lot of unknowns. From how and when payments are received, to how repairs & evictions are handled. With our Investor Orientation Training, we take you step by step through the process of everything from creating your Buildium Investor account, to showing you how to run reports, and discussing our management policies and procedures. During this Orientation Training, we will address any questions and concerns you may have, discuss your Investment goals & strategies, including how our Brokerage Services can help reach them Finally we want to make sure you are confident & have clear expectations about how your investments are being managed.
For many Tenants, they want the security of having a safe, affordable, home. A home that doesn’t require ongoing maintenance & interruptions to their lives. Some Tenants have had several property managers and don’t have clear expectations on what is expected or expected of them. Many Tenants want to have as little interaction with their property managers as possible, However, when something unexpected comes up, they want the assurance that their issues will be heard, addressed, and fixed in a timely manner, without feeling like an inconvenience. We understand some of our employees have been Tenants too.
As a result, we have developed a comprehensive training manual designed specifically to communicate Tenant expectations, as well as how to manage preventative maintenance & emergencies. This way Tenants are prepared to handle a clogged toilet or a furnace that isn’t turning on. By creating clear expectations & teaching Tenants upfront on how to handle preventative maintenance, it saves them time, money, hassle, and frustration. We have also created a Tenant bundle that we hand out to each new Tenant, which prevents minor repairs and lessening the burdens of the property management company, as well as saving the Investor from more costly repairs down the road.
By taking the time to not just hear someone’s concern, but by taking the time to actually listen to everyone & communicate effectively, while creating clear expectations, we can build trust with each other. That trust is the foundation of long-term relationships with both Investors & Tenants alike, something we value greatly, it’s what we mean when we say we are Client-Centered.
Being Investors ourselves, we know what it’s like not hearing back from the property management company. We know what it’s like to feel like you have been left in the dark. We know what it’s like to get an unexpected repair charge or find out that we needed a large Cap X expense fixed immediately. As a part of our ongoing relationship, we can help you plan for upcoming Cap X expenses, discuss long term goals & investing strategies. We even have a dedicated Investor Liaison Service to keep you in the loop!
For Tenants, knowing we are available anytime, providing upfront Education & Training, as well as creating clear expectations, Tenants can have confidence during moments of uncertainty. Providing prompt feedback & responses to maintenance concerns and repairs reinforces their confidence in us, building on the foundation of our relationship. Listing to their concerns, meeting them at the human level, showing them patience and compassion all go a long way to establishing long term Tenants.
At American Midwest Realty, we are Focused on Fair. It doesn’t do us any good to fee you to death, if it causes you to leave. There is no benefit in treating a Tenant lousy just to get a higher ROI. We don’t win if the Investor and Tenant don’t win also. We said it at the beginning, management has to benefit everyone involved. That’s what it means to be Focused on Fair.
At the end of the day, we don’t do all these things just to feel good about ourselves, or because the ROI is better when you have long term, happy Tenants. We do it because it’s the right thing to do, we do it because that’s the way we want to be treated. If our management Philosophy seems like it might be a fit for you, we would love to talk to you about it.
